Affordable Rentals

Your property will be listed at less than 75% of the full market rent to provide a benefit to qualified households on low to moderate incomes. Your property will then qualify for full land tax exemption rebate and other benefits. You will receive our full property management service.

Full Market rate rentals

Your property is listed at full market rate and will not qualify for any land tax exemptions. You receive our full property management service.

A landlord’s choice: investing in Canberra rentals with a social purpose

What began as a practical step to help extended family and give their children a head start has, over time, grown into a small portfolio of Canberra rentals. In 2006, Claude and Patricia bought their first Canberra investment property, originally with their daughter’s future in mind.

Today, the couple own four rental properties across the capital. Over the past two years, they’ve progressively moved them under the management of affordable real estate agency HomeGround Real Estate Canberra – a decision, they say, connects their long-term investment goals with helping more households access secure, affordable rentals.

Claude, who is retired and has experienced some health challenges, had been managing the properties himself, but began to look for a management option that was less hands on.

“I saw an advert for the ACT Government’s affordable housing scheme, and HomeGround was an authorised agency for the program,” says Claude.

HomeGround Canberra is one of the few licensed real estate agencies in the ACT able to offer the ACT Government’s Land Tax Exemption program.

Established by community housing provider CHC Australia, the agency partners with private landlords to deliver secure, professionally managed homes at more than 25 per cent below market rent. Eligible landlords can access an ACT land tax exemption and other incentives, enabling them to maintain a sound and commercial investment while directly supporting affordable housing.

“The social aspect was appealing, but I’m retired, and I don’t have a large surplus. The deal has to be within a margin (financially effective), and then we all benefit.”

With four properties under HomeGround management, Claude says the relationship feels more like a partnership, with both sides invested in the same outcome.

For Claude, “the big attraction was the landlord exemption for land tax, and the tax deduction on the discounted rent.” Added to this, he says, the agency works with good long-term tenants who look after the property which alleviates high-cost repairs.

While there have been a few ups and downs with rental properties over the years, Claude says working with HomeGround has improved significantly. The agency provides clear communication, and flexible and professional management well suited to his and his extended family’s needs.

Claude initially looked at the agency with a friend, and together they now have seven properties under HomeGround management.

“About four years ago, someone said that I should think about divesting (the properties), but they’ve gone up in value substantially – maybe a 30 per cent plus lift in three or more years. Show me a superfund that is doing those numbers… and I’m leaving a legacy.”

Once you have signed a property management services agreement with HomeGround, we undertake a thorough process to ensure your property is ready for listing. We then accept, screen and shortlist applicants to ensure we are finding the right tenant for your property.

Property Maintenance

Our team may suggest ways you can spruce up your property to ensure you present it in its best light to quality potential tenants.

Step 3

Marketing Prep and Launch

We work with our marketing team to create property collateral that may include on-site signage, social and/or print media and more.

Step 4

Open for Inspections

Once your property is looking sharp and our marketing is out there, we kick off inspections and schedule open houses.

Step 5

Application Approval

We do a thorough vetting of potential tenants. This includes checking employment status and rental references to make sure we present you with the best candidates.

Step 6

Tenant Sign-up

We provide a thorough introduction to their responsibilities. They’ll sign all the necessary paperwork, including the tenancy agreement and related documents, a copy of which we’ll send to you by email.

Step 7

Tenant Move In

It’s move-in day for your tenant! Keys are collected from our office, where we ensure a seamless transition on their rental journey. Tenants have the chance to talk to their new leasing manager and ask any questions.

Step 8

14-Day Check-in

After your tenant has settled in, we’ll give them a call to see how things are going during their first couple of weeks. We’ll touch base about the condition and inventory report.
